Which boiler is right for you?

The right boiler depends on how many bathrooms you run at once, how well your home is insulated, and whether you have room for a cylinder. Ignore the "everyone should have a combi" advice.

Combi boiler

Best for: 1–2 bathroom homes, no room for tanks, hot water on demand.

Install
£2,200 – £3,800
Repair
£90 – £550
Service
£85 – £120

Pros

  • Compact — fits in a kitchen cupboard
  • No cylinder or tanks
  • Hot water on demand

Cons

  • Flow rate drops with two showers at once
  • Not ideal for very large homes

System boiler

Best for: 3+ bathroom homes, families who run multiple showers.

Install
£2,800 – £4,600
Repair
£110 – £650
Service
£95 – £140

Pros

  • Multiple taps at full pressure
  • Faster hot water recovery
  • Works well with solar thermal

Cons

  • Needs a hot water cylinder
  • Slightly higher install cost

Regular (heat-only)

Best for: Older properties with existing tanks — like-for-like swap.

£2,600 – £4,200
Repair
£110 – £650
Service
£95 – £140

Pros

  • Simple like-for-like swap in older homes

Cons

  • Needs loft cold-water tank + cylinder
  • Slower to react to demand

Air-source heat pump

Best for: Well-insulated homes, homeowners planning 10-year horizon.

Install
£8,500 – £14,000 (before grant)
Repair
£150 – £900
Service
£150 – £220

Pros

  • 3–4× more efficient than gas
  • Eligible for £7,500 BUS grant
  • Lower running cost when insulation is right

Cons

  • Only works well with big rads or underfloor
  • Poor insulation kills the maths

Which smart control should I fit?

The honest answer: it matters less than good scheduling. Any of these four, set up properly, will save 8 – 15% on your gas bill. We fit whichever you want and we don't take manufacturer kickbacks — so the recommendation stays yours.

  • Google Nest

Best for households already in the Google ecosystem — genuinely learns your schedule.

  • Hive (British Gas)

Simplest app, widest engineer familiarity, good for renters and second properties.

  • Tado°

Room-by-room control with smart TRVs — best return if you have unused rooms.

  • Honeywell evohome

Serious zoning — big houses, multi-storey, whole-home schedules per room.

Warning signs your boiler needs attention

Pressure won't hold

Losing pressure every few days points to a leak somewhere on the system — often a rad valve or the expansion vessel.

Yellow flame, not blue

Any flame that isn't crisp blue is an urgent Gas Safe callout — it can mean incomplete combustion and carbon monoxide.

Kettling / rumbling noises

Usually limescale build-up in the heat exchanger. Left alone it kills the boiler; caught early it's a flush.

Radiators cold at the bottom

Sludge sitting in the system. A powerflush restores flow and cuts your gas bill.

Recurring error codes

Fault codes reset by design — if the same one is back within a week, it needs a proper diagnosis, not a reset.

Rocketing gas bill for no reason

Efficiency drops long before a boiler dies. A service often pays for itself in a winter.

How to reset a combi boiler (safely)

Only reset once. If the fault comes back, stop and book a diagnostic — repeated resets on the same fault code destroy components.

  1. 1

Check the pressure gauge. If it's below 1.0 bar, top up using the filling loop until it reads 1.2 – 1.5 bar (boiler off, taps closed).

  2. 2

Note the fault code on the display, then press and hold the reset button (usually a flame icon) for 3 seconds.

  3. 3

Wait 30 seconds. If the boiler fires, run a hot tap for 60 seconds to confirm hot water and heat.

  4. 4

If the same fault returns within 24 hours, stop resetting — book a diagnostic. Repeated resets on the same fault damage components.

  • Fixed £50 diagnostic
