What should I do right now?

Three moves buy you time and stop most emergencies from becoming a rebuild. Do them in this order, then chat with KJ.

  1. 1. Turn off the stopcock

It's almost always under the kitchen sink. Turn clockwise until it stops. If you can't find it, look near where the mains water enters the property — often the front hallway or a downstairs cupboard.

  2. 2. Isolate the boiler

Switch the boiler off at the fused spur (the small switched socket next to it). Close the gas isolator valve if you can see one and know how. If you smell gas at all, leave the building and call 0800 111 999.

  3. 3. Make electrics safe

If water is anywhere near sockets, light fittings, or the consumer unit, kill the electrics at the main switch. Never touch a wet socket. Move electrical items and lift rugs if you can do so without wading.

Gas or carbon-monoxide smell? Leave the building, don't switch anything on or off, and call the National Gas Emergency Service on 0800 111 999. Then chat with KJ.

Which emergency are you dealing with?

Pick the closest match and we'll take you to a page written for that exact fault — with the questions we'll ask, likely causes, and what a fair fix costs.

Why we refuse to quote before we see it

Any plumber who quotes a firm fix price down the phone is either guessing or lying. A blocked drain can be a five-minute rod or a collapsed clay pipe under your driveway — same words, wildly different jobs. Quoting blind means one of you loses: usually the customer.

So we do this instead. For £50 fixed, an engineer attends, opens up what they need to open up, and writes down a real fix price on the spot. If you're happy, we crack on — no diagnostic fee on top. If you'd rather sit on it, that's fine too. If we can't find the fault or can't fix it, the £50 is refunded.

That policy is why we get repeat work from landlords and letting agents across the North West — because it's the boring, unglamorous version of honest, and it stops the mid-job "actually mate, it's another £400" conversation happening in your kitchen.

Who's actually coming to my house?

KJ Plumbers is a small, tightly-run network of vetted local engineers across the North West, run by KJ. Every engineer is ID-checked, insurance-verified, and reference-checked before they carry our name on the van. Anyone doing gas work is Gas Safe registered — ask for the number and we'll send it before they arrive.

You'll get one point of contact (KJ, day or night), a real ETA, a photo of the engineer who's on their way, and a written record of what was fixed and what parts went in. No cash-only nonsense, no unmarked vans, no "special deal if you pay today".
