The boiler warranty on a modern condensing boiler is only valid if you can prove annual servicing by a Gas Safe registered engineer. Every year we see homeowners denied warranty repairs on 3-year-old boilers because there's no service history. A proper £95 annual service is by far the cheapest insurance you can buy.

What's the difference between a service and a CP12?

A CP12 (Landlord Gas Safety Record) confirms an appliance is safe to use — safe combustion, safe flue, safe pipework. It's a legal safety check for rentals. An annual boiler service is broader: it confirms safety AND performs preventive maintenance (cleaning the condensate trap, checking the magnetic filter, inspecting the heat exchanger, running a benchmark). A CP12 alone is not enough to keep a manufacturer's warranty valid.

What a proper service actually includes

A real service is 45–60 minutes on site, minimum. We start with a combustion analysis using a calibrated flue-gas analyser, check operating and static pressures, inspect the flue seals and termination, drain and clean the condensate trap, check the magnetic filter and clean the trap, visually inspect the heat exchanger through the burner cover, test the ignition electrode and flame-sense electrode, check all safety cut-outs, verify the expansion vessel pre-charge (combi), test the PRV, log everything on the Benchmark, and update the boiler's service history for warranty.

What a valid service certificate must contain

Manufacturer warranty teams will only accept a service record that contains: property address, engineer's name and Gas Safe ID number, boiler make/model/serial number, date of service, combustion analysis reading (CO/CO2 ratio, flue-gas temperature), gas working pressure, any parts replaced, next-due date, and the engineer's signature. Missing any of these and the manufacturer can reject a future warranty claim.

How manufacturers actually check warranty claims

When you call in a warranty repair, the manufacturer (Worcester, Vaillant, Ideal, Baxi) will ask for your service history before dispatching an engineer. They want to see a service record for each year since installation, dated on or before the anniversary of the previous service. Two consecutive missed services voids most warranties completely. A single missed service usually just requires you to get one in before they'll cover — but they'll charge you for the intervening period.
